Completed property, ready to hand over
A ready unit costs roughly 9 % more per square metre than the same specification off-plan in the same area. That difference buys three things: you can inspect what you are buying, you can let it immediately, and the transfer starts the day you agree terms rather than years later.
The trade-off is choice. Ready stock is what did not sell during construction, so the best orientations and floors are usually gone. If a specific view or layout matters more than timing, off-plan gives you the pick of the building.
Common questions
How long does the transfer actually take?
With Turkish title already issued and a purchase permit granted, four to eight weeks is normal. Where the permit is still pending it can run considerably longer, and the contract should say who bears the cost of that delay.
Is furnished worth it?
For a rental unit, usually yes — the local short-let market expects it. For a home, developer furniture packages are priced at a premium over buying the same standard locally.
