An area publishes a median only once 25 priced listings back it. Below that the cell shows how far short the sample is; we do not estimate, and we do not carry a figure over from a neighbouring area.

What the numbers do not say

Are these transaction prices?

No. These are asking prices from live listings. Northern Cyprus has no public transaction register comparable to UK price-paid data, so nobody — including us — can publish verified sold prices at scale. When we hold a sample of agreed prices large enough to mean something, it will appear here with its size attached.

Do you publish rental yields?

No. Our rental sample is too thin and too seasonal to produce an honest yield by area. Published yield figures in this market are almost always a developer projection rather than an observation.

Why do so many areas show no median?

Because the sample behind them is smaller than the minimum we publish at. The alternative is a median built from a handful of listings, which moves several per cent when one listing changes and tells you nothing about the area.

Can I use this data?

Yes, with attribution to Ncyprus and the check date. If you cite a figure, cite the sample too — that is the part that tells your reader how much weight to give it.
