Resale from the current owner

Most units bought in the last five years are still inside their developer payment schedule, and reselling before completion means paying a transfer fee to the developer. That keeps stock off the market. The units that do appear are usually older, completed, and held by owners who have already taken title.

Resale here therefore trades differently from a mature market: fewer comparables, wider spreads, and a much greater share of the price determined by whether the paperwork is clean.

Reselling before completion means paying the developer a transfer fee, typically 1–3 % of contract value, which keeps most stock off the market until handover.

Do you charge sellers?

No. We list private resale without charging the seller, because a deeper resale sample makes our price data better. What we ask for in return is the paperwork.
