The headline price is not the cost. On a £118,000 apartment the additional charges come to roughly £14,800, or about 12.5 %. They fall due at points in the process where you have least flexibility, so they belong in the budget from the start.

VAT (KDV) is charged at 5 % on new property and is normally payable at handover rather than at signature. Stamp duty on contract registration is 0.5 % and is due within the registration window.

The transfer fee is 3 % at the first-time buyer rate and 6 % thereafter. The purchase permit application runs to about £800 in fees. Legal representation is £1,200–2,000 and is the one line nobody should economise on.

Electricity and water connection is roughly £2,400 for a new unit and is often presented late in the process as though it were optional. It is not.
