Koçan

If you do not have the koçan in your name, you do not yet own the property — whatever the contract says.
A koçan is the title deed: a physical document, and a corresponding entry in the Land Registry, describing a parcel — its number, area, boundaries, owner, and any mortgage or charge registered against it.
In a purchase the koçan eventually moves into your name, a step called tapu devri. Until then what you hold is a registered contract of sale. That gives you a recorded interest in the plot, but it is not ownership.
Where this matters
Every project on this site shows its title category from an actual Land Registry search on the plot, with the date the search was run. Where we have not run one, the field says so rather than guessing.
