Buying property in Northern Cyprus, end to end

From first search to keys in hand, with what each stage actually costs and where the risk sits. Written for someone who has never bought abroad.

The eleven steps

  1. Decide the channel

    Off-plan, ready or resale are three different purchases with three different risks. Deciding first removes about two-thirds of the market from your search.

  2. Set a budget that includes the extras

    Add 9–12 % for VAT, stamp duty, transfer fee, permit, legal fees and utility connections.

  3. Choose the area

    Distance to Kyrenia, distance to the sea and whether you will have a car decide more than the brochure does.

  4. Shortlist and view

    See the site, not only the render. Ask which unit the show flat corresponds to.

  5. Appoint your own lawyer

    Not the developer’s, not the agent’s. £1,200–2,000. The step people skip and the one that matters most.

  6. Land Registry search

    Confirms the title category, any charge on the plot, and whether the developer actually owns it.

  7. Negotiate terms

    Payment schedule moves more easily than headline price.

  8. Sign and register

    Registration within the statutory window is what converts a contract into a recorded interest in the land.

  9. Purchase permit

    Six to eighteen months in practice. You can normally occupy while it is pending.

  10. Stage payments

    Against milestones, and against evidence that the milestone was actually reached.

  11. Handover and transfer

    Snagging in writing before final payment; the deed moves once the permit is granted.
